When the base of a lot is still sound but the surface is worn, an overlay or mill-and-pave is a fraction of the cost of full reconstruction. We evaluate whether your lot is a candidate and provide a written recommendation.

Our Process
- Step 1
Core & Assessment
We evaluate the existing base to confirm it can support an overlay.
- Step 2
Milling
The top 1.5–2 inches are milled off and hauled.
- Step 3
Tack & Pave
A tack coat is applied and new asphalt is paved on top.
- Step 4
Stripe
The lot is striped once the asphalt has cured.

Overlay vs. full reconstruction — how do we decide?
It comes down to the base. If the underlying stone base is still stable, an overlay is the right call. If we see alligator cracking or base pumping, full reconstruction is more cost-effective long-term.
How much cheaper is resurfacing?
Typically 40–60% less than a full reconstruction for the same lot, depending on conditions.
