About Sealcoating

Sealcoating shields asphalt from the UV, water, road salt, and oil drips that shorten its life. Applied every 2–3 years, it can double the service life of a parking lot for a fraction of the cost of repaving.

Our Process

  1. Step 1

    Cleaning

    Lot is blown clean and oil spots are primed.

  2. Step 2

    Crack Sealing

    Working cracks are routed and filled with hot rubber.

  3. Step 3

    Sealer Application

    Two coats applied by squeegee or spray depending on surface.

  4. Step 4

    Striping

    After cure, existing striping and stencils are reinstated.

Sealcoating FAQs

How often should a commercial lot be sealcoated?

Every 2–3 years for most commercial lots. High-traffic industrial lots may need it more often.

How long before we can drive on it?

Typically 24 hours for foot and light vehicle traffic, 48 hours for full commercial use.

Do you sealcoat new asphalt?

No — new asphalt must cure 6–12 months before sealcoating. We'll flag this at the estimate.
